Five Iron Golf shrinks its franchise model to reach more markets

Growth & Expansion

Five Iron Golf is shrinking its footprint to reach sites and markets where its full entertainment venues do not work.

On September 29 the company announced Five Iron Studio, a smaller alternative to its traditional venues. The format runs roughly 3,000 to 5,000 square feet with three to five semi-private Trackman simulator rooms, 24/7 access, contactless entry and grab-and-go food service. Five Iron says it is aimed at markets and real-estate opportunities that will not support a full venue, including places without the population density a flagship needs. The first Studio locations are expected in 2027.

Why smaller formats matter

Reducing a footprint changes the expansion math. A smaller unit can open up more available real estate, lower buildout and occupancy costs, fewer employees, smaller markets and different operating hours.

Five Iron is also removing complexity, not just square footage. Its flagship venues typically run 10 to 15 simulator bays with a full kitchen, bar and table games, and host private events at scale. The Studio has three to five bays and a streamlined food offer.

That is the part worth noticing. This is not the same business squeezed into a smaller box. The operating model itself has been simplified, which is what makes the smaller footprint viable rather than merely cheaper.

What operators should watch

Smaller formats carry one important trade-off. They lower the barrier to opening a location, but they can also strip out the things that made the bigger concept worth travelling to. A venue people visit for an event is a different business from a room people visit to hit balls at eleven at night.

For Five Iron, the test is whether three to five bays, lighter food service and a more automated operating model keep enough of the brand experience to produce attractive unit economics. The 2027 opening date means that answer is some way off.

The broader lesson is worth holding on to. Expansion does not always mean finding more sites for the existing model. Sometimes it means redesigning the model so that more sites become viable.
